A home that sells quickly at the right price isn't luck. It's the result of a strategy that lines up preparation, marketing, and negotiation. My job is to bring those three pieces together to get you the best price possible, on your terms.

    Rigorous market evaluation Analysis of comparable sales, neighborhood trends, and optimal positioning. I obsess over pricing. It's often 1 to 2% that makes the difference between "sold in 10 days" and "on the market for 3 months."

    Preparation and staging Targeted advice on what's worth fixing before you list, and what isn't. Professional photography, light home staging when needed, virtual tour when it makes sense.

    Multi-platform marketing Centris, Realtor.ca, RE/MAX, social media, targeted campaigns, and a network of active buyers. Your property gets in front of where your buyers actually look, not just where it's free to post.

    Managing showings and offers Buyers get qualified before a showing to protect your time. Weekly reporting. When offers come in, I negotiate firmly and transparently, not with theatrics.

    Through to the notary's signature Coordination with the inspector, the notary, lenders, and the buyer. No detail is "not my problem." It's exactly my problem until the keys change hands.

Find the

Buying is about choosing, among what's listed, what's about to hit the market, and what's never publicly advertised. I work from what you're actually looking for, not just what you think you're looking for, to find the property that fits.

    Discovery call Realistic budget, neighborhoods that fit you, deal-breakers versus "would be nice." The first 45 minutes often decide whether the next 6 months are frustrating or efficient.

    Access to listings before everyone else New Centris listings before they go public, off-market properties from the RE/MAX network, and direct contacts with colleagues in Brossard and Saint-Lambert. You see opportunities as they appear, not two weeks later.

    Showings with context I don't just bring you to see a property and hope it "speaks to you." I show up with price history, recent neighborhood sales, renovations done or not done, and potential issues. You decide with full information.

    Inspection, financing, coordination A network of thorough inspectors, mortgage brokers, and notaries. I go into the basements nobody wants to walk into. That's where the real issues show up. No pressure to rush to an offer.

    Negotiation without drama An offer wins when it's well built, not just when it's the highest. I put together an offer that respects your budget and gives the seller good reasons to accept it.
